SEA Aeroporti di Milano, ChorusLife Linate (a company of the COSTIM Group), and HNH Hospitality announce the opening of DoubleTree by Hilton®, a new four-star hotel to be located within the Milan Linate Airport area. The project is currently under approval by SEA and subsequently by ENAC, with the official opening scheduled for the first half of 2028.
The new structure represents a key element in the development of the airport area and is part of a broader urban regeneration and enhancement plan for the Linate Airport District (LAD), in line with the highest standards of environmental sustainability, quality, and hospitality shared by the three companies involved. The hotel, designed by Studio Tectoo with interiors by Studio Marco Piva, will be developed by the COSTIM Group and managed by HNH Hospitality, one of Italy’s leading white-label operators. It will feature 216 modern, fully equipped rooms with views of the Idroscalo, including 9 suites, conference spaces, an all-day dining restaurant, a fitness center, and lounge areas designed to meet the needs of both business and leisure travelers.
The new hotel will be directly accessible from the terminal and located near the M4 metro line, providing a 15-minute connection to San Babila. This strategic location will strengthen the attractiveness of Milan Linate Airport and meet the growing demand for high-quality hospitality in the Lombard capital.
In addition to the hotel, the project will include a 25,000 sqm business district with new offices and services, which will also house SEA’s new headquarters. The plan also foresees the creation of new public squares and large green areas (approximately 14,000 sqm), offering spaces for relaxation and social interaction for workers and visitors. These areas will connect seamlessly with the Idroscalo park, an important green lung of Milan, while ensuring easy airport access, further strengthening the link between the district and the city.

Linate Airport District (LAD): an urban regeneration project
The Linate Airport District (LAD) is an urban regeneration project managed by Chorus Life Linate S.p.A., a real estate vehicle of the COSTIM Group, transforming the area in front of the Idroscalo into a district open to passengers and Milan residents, with public squares and integrated pedestrian and cycling paths. The masterplan includes mixed-use functions and smart service management technologies. The project encompasses approximately 14,000 sqm of public green space, 10,000 sqm for the hotel, and 25,000 sqm of new-generation offices and services, targeting LEED and WELL environmental certifications. A Smart Grid for digital district management is also planned. LAD aims for high accessibility, with pedestrian connections to the terminal and proximity to the M4 metro line.
The total estimated investment is over €130 million. The project perimeter includes SEA’s new offices and functions for ENAC. The management model replicates COSTIM’s experience in smart districts, with a digital services platform.
